The whole complex will be constructed with the
intention to guarantee maximum privacy to the
future owners. Special attention will be paid
on the complex to the environmental and energy
saving aspect.
1. EXTERNAL CONSTRUCTION
The garden will be equipped
with an automatic irrigation system with individual
frequency controls in each sector. The complex
will have three swimming pools, two for adults
and one for children.
In the swimming pool zone there will be a WC area
with its respective showers and foot washing facilities
near the entrance to the beach.
The complex will also have a paddle court and
a play area for the children.
To reinforce the privacy of the complex, it will
be totally closed with a private entrance from
the beach.
2. STAIRWAYS AND APARTMENT ACCESS
The building has internal
elevators with connection from the basement parking
to the third floor. The elevators are for a maximum
of six people and 450 kg, and conform to the current
regulations for handicap access.
The stairs and entrance will have marble floors
in various shades.
The stairs and hallways will have illuminated
timed light switches.
3. BASEMENT
Some apartment will have
a parking space in the basement. (The garages
can also be purchased as an optional extra). The
height of the basement will be a minimum of 2.30
metres.
The access ramp will be built with anti-slip material.
The walls will be painted in matt and the roof
and floor in white silk vinyl finish.
4. APARTMENTS
4.1 FOUNDATIONS AND WALLS
Foundations will be cast
reinforced concrete.
Structure with reinforced pillars.
External walls are made with triple-holed bricks,
with thermal insulation, and air vents, and a
further brick wall of double- holed bricks.
The ceramic elements will be fastened with mortar
cement.
4.2 ROOF
The rooftop will be waterproof,
made of asphalt emulsion and double reinforced
asphalt.
4.3 FLOORING
We will put a flooring of
the latest generation, of porcelain ceramic tiles
of high quality, which will endure daily usage.
4.4 TERRACE
The flooring on
the roof terrace will be of pressed ceramic and
fixed in a diagonal pattern with a small piece
of white marble in the middle.
Each apartment with a roof terrace will have a
pergola of reinforced concrete.
4.5 EXTERNAL JOINERY
To obtain maximum luminosity
and view for each apartment and the front of the
building we will use an external joinery of lacquered
anodised aluminium.
To guarantee minimum waste of energy and maximum
comfort in both the summer and winter, we will
use 6 mm of double glass.
The living room and bedroom windows will have
aluminium blinds.
4.6 INTERNAL JOINERY
45 mm armoured front door in white lacquer, Model
E-12.
Internal doors finished in white lacquer with
anti saltpetre locks.
The wardrobe doors are white lacquered, and include
a hanger bar and storage space in the top.
4.7 INTERNAL COVERING
The walls in the kitchen
and laundry room will be covered with ceramic
tiles, the kitchen will also have a decorative
border and the bathrooms will be covered with
marble tiles.
4.8 BATHROOMS
All the bathrooms will have
a ventilation vent and some will have natural
ventilation.
The basins will be from ROCA or similar with chrome
mixer taps.
The bathtubs will be of enamelled plate and the
rest of the sanitary fixtures of porcelain.
The bathtubs or the shower plate will have a screen.
4.9 KITCHENS
The kitchens will be totally furnished and will
include the ceramic hob, extractor fan, fridge-freezer
and the kitchen sink.
4.10 INSTALLATIONS
4.10.1 ELECTRICAL AND AUDIO-VISUAL
Fully basic telephone installation in the living
rooms and bedrooms and an additional one on the
terrace.
Automatic video door phones with the possibility
of connecting to the computer.
Switches, plus and volume mechanisms will be of
the Niessen brand.
4.10.2 AIR CONDITIONING/HEAT
Units will be from the Saunier
– Duval brand.
4.10.3 PLUMBING
The hot water will be supplied
from a 80L electric water tank from the Saunier
– Duval brand.
4.10.4 SPECIAL INSTALLATIONS
We offer a special computerised control, which
will enable you to have remote access for the
air conditioning and the alarm.
