Rental Guide:
For property owners generating rental
income is an attractive benefit to owning a property
abroad. Indeed that may well have been one of the reasons
you bought it in the first place and we have a few guidelines
for you.
Preparing your property:
- The principle of do unto others as
you would like to be done by is a very sound one when
it comes to thinking about letting your home. If people
are going to be paying over hard earned cash and spending
precious holiday time on your property then you owe
them an obligation to make sure that you give them a
fair deal in return.
- Experience shows that it is a much
better idea to start off with good quality furniture
that can be easily cleaned or washed, decent beds with
no sagging middles and enough comfortable seating for
the number of people the house is intended for. Plenty
of storage space is essential and fitted wardrobes if
possible mean your guests can unpack properly and not
have to live with their possessions all over the floor(
unless of course they choose to do so)
- Clean ,well fitting curtains and soft
furnishings in light colours and modern styles are in
general much nicer in the Mediterranean light than heavy
brocade or tapestry and dull coloured thick materials.
Don't make the mistake of trying to create a little
bit of this country with nick nacks and dark furniture.as
it never works. If you have an old finca then dark coloured
wood will not look out of place but in a modern apartment
or villa it just looks second hand.
- Remember that photographs of your
home will make it look much bigger if you stick to pale
coloured walls and lots of room round the furniture.
A cluttered look can look so unattractive on a photograph
and you have to make people able to envisage relaxing
and not being put off by idiosyncratic décor.
White walls and Mediterranean colours always look best.
- Make sure those leaking taps, sticking
drawers and stained furniture are repaired or replaced.
- Don't skimp on the crockery, cutlery,
glassware and bedding either. The kitchen needs to be
well equipped with enough extra utensils if you have
a dishwasher so that it doesn't have to be switched
on after every meal. Many people enjoy cooking and being
able to potter around a well equipped kitchen can be
an added pleasure,as well as an opportunity to try some
of the delightful food on offer in the shops and markets.
- Bear in mind that people are likely
to spend most of their time in the summer outdoors so
make sure there are enough loungers and outdoor eating
facilities and that they are in good condition. Resin
or plastic is very reasonable and will last several
seasons.
- Any precious possessions which could
be damaged are best removed for safe keeping or put
on high shelves especially if you will be letting to
families with children.
- A few judiciously positioned throws
and some stain repellent fabric sprays will avoid the
worst of the damage that sun creams and spilled drinks
cause. Washable mattress and pillow protectors are essential.
- Nowadays a tv, music centre and dvd
or video are necessary equipment so make sure it works
and a few cds, tapes and books will be appreciated.
Satellite TV is available in Spain through many dealers
and dishes sit on nearly every property nowadays.
- Information on things like rubbish
collection, pool maintenance, what to do in emergencies,
local amenities and attractions are always helpful as
is a welcome pack of basic essentials for late arrivals.
Whilst you are preparing your property for letting the key
guiding factor should be " Would I and my family like
to spend time in a house like this?"
